Macklem notes that, while eliminating mortgage inflation from the CPI calculation would bring it closer to meeting the Bank of Canada’s target of two per cent inflation, housing markets continue to play an outsized role in Canadian economies and should remain as such for some time to come.

Mortgage rates in Canada can be heavily affected by your credit rating, particularly if you are applying for or renewing an existing one. People with lower scores should prioritize increasing them to access mainstream lender offers with competitive mortgage rates.

Mortgage providers need to turn a profit and cover operating costs and some risk, which is why riskier borrowers often incur higher interest rates. Even small changes can make an enormous impactful difference on overall mortgage costs; and since most of us purchase our homes only once in our lives, understanding all factors involved is crucial in terms of understanding how much is paid over time.

Down payment

Home buyers’ down payments are cash investments made as part of the overall property cost, usually expressed as a percentage. Lenders see it as evidence that you’re serious about purchasing the house and are committed to meeting financial obligations.

Many homebuyers spend months saving for a down payment, creating a budget and cutting expenses where possible to reach their target amount. This could involve postponing vacations, cutting day-to-day expenses and driving a car that doesn’t need upgrades.

Though it may be tempting to go with only the minimum down payment amount, homebuyers should carefully consider the long-term advantages of investing in a larger down payment amount of 20% or more. Doing so reduces how much money needs to be borrowed while saving on interest rates over time.
