Nina Hudnik didn’t enter real estate to follow a trend. Her path was shaped by an early fascination with how people make major life decisions, not just financially, but emotionally. While pursuing her Master’s in Business Studies at Gea College, she began to see property not just as a transaction, but as a reflection of long-term thinking, values, and relationships.

Years later, that same mindset led her to co-found Roni Nepremičnine alongside her husband, Rok. Their goal was clear from the start: offer the kind of grounded, client-first guidance they rarely saw in the market. With a deep respect for structure, responsibility, and clear communication, Nina has built a reputation for helping clients feel not just informed, but secure; a trait increasingly rare in high-stakes property transactions.

In this interview, Nina Hudnik opens up about what shaped her career, how values from her upbringing still guide her work, and why being licensed is only the beginning of being truly professional in real estate.

Nina Hudnik: What sparked your initial interest in real estate and business during your studies or early career?

My interest in real estate grew naturally from a broader curiosity about how people make long-term decisions. During my studies and early professional years, I was drawn to business models that combine numbers with real human impact. 

Real estate stood out because it sits exactly at that intersection. Every transaction is both a financial decision and a deeply personal one. That duality fascinated me early on and still does today.

How did earning your Master’s Degree in Business Studies (MBS) at Gea College prepare you for entrepreneurship in the property sector?

The MBS program at Gea College gave me a structured understanding of entrepreneurship, finance, strategy, and leadership. More importantly, it taught me how to think in systems. Real estate is not just about selling properties; it is about risk assessment, long-term planning, legal structure, and market psychology. My studies helped me develop a disciplined, analytical mindset that later became essential when building a company in a highly regulated and trust-based industry.

Before launching Roni Nepremičnine, what experiences shaped your understanding of client needs in property transactions?

Before founding the company, I worked closely with clients in different business environments and observed a recurring issue: people often felt unheard, rushed, or poorly advised when making important decisions. In real estate, this problem is amplified because the stakes are so high. These experiences shaped my belief that clients don’t need pressure or sales tactics. They need clarity, patience, transparency, and someone who can translate complex information into confident decisions.

What motivated you and your husband Rok to start the company together — was there a specific moment or market observation?

There wasn’t one dramatic moment, but rather a clear realization over time. We saw a gap between how real estate was being sold and how clients actually wanted to be guided. Rok and I share similar values around work ethic, responsibility, and long-term thinking. Starting the company together felt natural because we trusted each other and complemented each other’s strengths. The motivation was simple: to build a firm we ourselves would want to be clients of.

Looking back, what personal qualities or values from your background have been most important in your real estate career?

Consistency and responsibility. From my family and upbringing, I learned that reputation is built slowly and lost quickly. Growing up in Slovenia also instilled a strong sense of pragmatism and respect for hard work. In real estate, where trust is everything, these values are not optional. They shape how we advise clients, how we negotiate, and how we think long-term rather than chasing short-term wins.

How did obtaining your real estate agent license change your perspective on the profession?

Obtaining the license deepened my respect for the profession. It highlighted how much legal knowledge, ethical responsibility, and precision the job actually requires. It also reinforced my belief that professionalism is not just a formal requirement but a daily practice. A licensed agent is not merely a mediator between buyer and seller but a guardian of process, legality, and client security. That perspective continues to guide how we structure our work and our team today.
